Whether you have bought a home in the last few years, or it is your first time, or you are an I am here to help guide you through the process.

THE BUYING PROCESS

  • Let’s take the time to sit and chat about your real estate goals. This will help me better guide you throughout the process.

  • This is the most important step before looking at homes. I can give you local lender recommendations so that we can ensure we know your details before we put boots on the ground looking for the perfect home.

  • Once we know your criteria and budget, I get you set up on a customized home search. It’s adjustable at any time, but gives us the guidelines to get started searching.

  • This is the fun part. We put boots on the ground and go look at homes. While it can be overwhelming, just remember it’s also very exciting!

  • Congratulations, you have found the perfect home. We will look at comparable properties in the area to determine the best offer that we can make to get the negotiations started.

  • Your offer has been accepted. Congratulations! From here, we have a few steps to get through before we get to the closing table.

  • The first step is giving the sellers broker (usually) the earnest money. This acts as a good faith deposit that you are moving forward in the process to purchase the home.

  • I highly recommend doing a home inspection on the property. I can give you recommendations for local inspectors. We will take a look at the major defects & safety issues and decide if we should negotiate further with the seller.

  • Now you’ll need to make sure you have applied for your loan. If so, I’ll follow up to make sure the appraisal has been ordered on the home. You’ll need to also secure homeowners insurance and supply that to your lender.

  • Likely, your lender will come back to you with a few contingencies or items that you’ll need to supply them with in order to get a clear to close. Make sure to do this quickly to keep the process moving forward.

  • Congratulations! You’ve received your clear to close. Your lender will provide you with an initial closing disclosure at least 3 days prior to closing and we will then talk through the final closing statement once received from the title company.

  • YAY! You have purchased your new home! Congratulations!
